Space Coast Town Centre

Updated: Jan 14, 2021

If you've driven down Space Coast Parkway in West Melbourne, you have probably noticed some large construction under way adjacent to i95. DFI is hard at work developing a site that is sure to leave a huge impact. Come Spring 2022, what is now an expanse of dirt will be a 170-acre unique mixed-use development. It will contain a diverse upscale community of multifamily residences targeted toward young aerospace and defense professionals, a corporate office campus with workspace to meet the needs of the expanding aerospace, defense and technology related industries in the area, and a walkable community with unparalleled amenities.

Spring of 2022 seems like an eternity away, but the project will be completed in phases. First and foremost will be the completion of Integra Station. Integra Station features 1,800 to 2,000 premier, upscale multi-family residences (one, two and three-bedroom units) with millennials, local employees, empty nesters and retirees in mind. They can live, work and play without leaving the neighborhood.

The project team consists of MultiVerse Global, Integra Land, Foundry Commercial, DRI, DFI Construction, and MBV Engineering.

Revitalizing a sense of Community

Mixed-use developments are a very old idea, originating from society's transition from a nomadic to agrarian lifestyle. They fell out of favor during the industrial revolution but are becoming quite popular again in our modern day. Mixed-use developments help rejuvenate the community on a mass scale and a personal scale. They create a sense of place, a sense of community.

Less auto-dependency

Compact growth in one area, as opposed to overspill development or urban sprawl, helps conserve nature, honor historic resources and reduces auto-dependency. With space to live, work and play all within a very walkable village-style community, there is less need to rely on automobiles. It saves the individual money because they don't have to maintain a vehicle and pay for gas, and it benefits our environment by cutting down on roadway congestion and air pollution. Studies also show individuals living in mixed-use developments with pedestrian-friendly design are more physically active, decreasing the incidents of chronic obesity and related diseases.

Economic Stimulation

With all the new office, retail and hospitality establishments within the development, we can anticipate hundreds of new jobs being created within the community. This brings an increase in revenue to the city and helps achieve greater long-term appreciation in land and property values.
